What We See in Southern Maryland Every Week
Real patterns from real jobs — the problems we diagnose most often, and what homeowners can do about them.
Well Pumps Failing at Year 10–12
Most of the emergency pump calls we get are for pumps that are 10–12 years old. The homeowner had no warning — pressure was fine, then nothing. A pressure test and amp draw check at year 8 catches 80% of failing pumps before they fail completely.
Well Pump RepairIron Destroying Water Softeners
We replace water softeners that are 2–3 years old because the homeowner bought one without testing their water. Southern Maryland well water commonly has 5–15 ppm iron — that destroys softener resin fast. Test first, then treat.
Water TreatmentGrease-Coated Kitchen Drain Lines
In homes built before 1990, we regularly find kitchen drain lines with 20–30 years of grease coating the pipe walls. A snake clears the blockage but leaves the coating. Hydro jetting at 3,000 PSI removes it completely — and the drain stays clear for years.
Hydro JettingWaterlogged Pressure Tanks
A pressure tank that has lost its air charge causes the pump to cycle on and off every few seconds. That rapid cycling burns out pump motors in months. If your pump runs constantly or your pressure fluctuates rapidly, the tank is the first thing to check.
Well Pressure TanksSulfur Smell Misdiagnosed
When a rotten egg smell comes only from the hot water, the fix is usually a magnesium anode rod replacement in the water heater. When it comes from all water, you need an oxidizing filter. We diagnose the source before recommending a solution.
Sulfur RemovalTree Roots in Sewer Lines
Root intrusion is the most common sewer problem we find in Southern Maryland neighborhoods built in the 1970s–1990s. Roots follow moisture and find every crack in older clay tile pipe. A camera inspection shows exactly where the intrusion is and how severe.

What Southern Maryland Homeowners Say
"Absolutely blown away by the service from Deep Dive Plumbing Maryland! We had ongoing issues with our well water for years — bad smell, staining, and constant problems with pressure — and nobody ever took the time to truly figure out the root cause. Terry and the team came out, performed a full water analysis, explained everything in detail, and designed a system specifically for our home instead of just trying to sell us random equipment. You can really tell they care about doing things the right way. The install was extremely clean and professional, they walked us through how everything works, and our water has never looked or tasted better. The difference is unbelievable."

I was impressed by their honesty, professionalism, and willingness to drop what they were doing to help us. The issue was diagnosed correctly, repaired efficiently, and the entire experience was stress-free. I truly appreciated the way I was treated throughout the process and the confidence they gave me that the problem was fully resolved. I would highly recommend Deep Dive Plumbing for any plumbing or well system repairs, large or small."

"We recently had Deep Dive Plumbing Maryland out to our home in Annapolis after we suddenly started noticing sewer flies throughout the house. They truly lived up to their name and performed a full "deep dive" diagnostic inspection instead of just treating the symptom. During their inspection they discovered our sewer pipe connected to the toilet had been leaking into the basement for quite some time. The team explained everything clearly, provided upfront pricing before starting any work, and even gave us a military discount which was greatly appreciated. They were professional, respectful, extremely knowledgeable, and took the time to make sure the repair was done correctly."

"We had our water heater leak and flood our basement. Deep Dive Plumbing Maryland came out Saturday morning and got us a new heater same day for a very reasonable price, and also replaced the shutoff valve that was old and wouldn't stop dripping."

"I needed a repair on my water softener after the original installer no longer serviced my area. Deep Dive Plumbing responded quickly, diagnosed the issue, and had my system repaired the very same day. The team was professional, knowledgeable, and easy to work with. They took the time to explain what was wrong and what needed to be done to get the system operating properly again. I greatly appreciated their prompt service and commitment to solving the problem. Thank you for getting my water softener back up and running so quickly!"

We Diagnose Before We Dig.
Most plumbers snake the drain and call it done. Deep Dive Plumbing Maryland sends a camera down first — identifying the exact cause before recommending any repair. Root intrusion, pipe belly, Orangeburg pipe, collapsed cast iron — we find it, show it to you on screen, and fix it correctly.
Sewer Backups
Sewage backing up into tubs, toilets, or floor drains is a main line emergency. We camera the line to diagnose the exact cause before recommending any repair.
Root Intrusion
Tree roots enter sewer lines through joints and cracks, growing into a mass that blocks flow. Camera inspection locates the exact entry point before any work begins.
Collapsed Sewer Lines
Orangeburg pipe, old cast iron, and clay tile all fail over time. A collapsed section requires targeted excavation — we locate it precisely so we dig only where needed.
Pipe Belly (Sag)
A belly is a low spot where sewage pools instead of flowing. Bellies cause recurring backups and can't be fixed by snaking. Camera inspection is the only way to find them.
Grease & Sludge Buildup
Years of grease accumulation narrows pipe diameter until flow stops. Hydro jetting scours the pipe walls clean — restoring full flow capacity.
Recurring Drain Clogs
If your drain has been snaked three times and keeps backing up, there's an underlying cause. We find it with a camera and fix it — not just clear it again.
Our Diagnostic-First Process
Camera Inspection
HD live-feed camera through the sewer line — we see exactly what's there.
Locate & Identify
Transmitter pinpoints the exact underground location of any problem.
Targeted Repair
We dig only where the camera says to dig — no guesswork, no unnecessary excavation.
Verify & Document
Post-repair camera pass confirms the fix. You see the result on screen.
Well Pump Services — Calvert & Anne Arundel County
Well Pump Repair & Replacement
by a Licensed Master Plumber
When your well pump fails, you have no water. Deep Dive Plumbing Maryland responds 24/7 to well pump emergencies across Calvert County and Anne Arundel County. Maryland Licensed Master Plumber Terry Foster Jr. (#98433) diagnoses every well pump failure personally — no guesswork, no unnecessary replacements.
We service all submersible pump brands, replace pressure tanks, install Cycle Stop Valves for low-yield wells, and address the water quality issues that shorten pump life — iron, low pH, and sediment. Every well pump installation includes an 18-month parts and labor warranty on qualifying work.
No water at all
Usually a failed pump, tripped breaker, or blown pressure switch. We diagnose the root cause before recommending any repair.
Pressure drops during showers
Often a waterlogged pressure tank or a pump that's undersized for your household demand. We test both.
Pump runs constantly
A short-cycling pump burns out fast. We check tank pre-charge pressure and pump output to find the cause.
Sputtering or air in lines
Air in the lines usually means a failing pump or a drop pipe that's come loose inside the well casing.
Water Treatment — Southern Maryland
Well Water Treatment Systems
Designed for Maryland Water Chemistry
Southern Maryland well water is notoriously hard, acidic, and iron-rich. Generic treatment systems fail here. We design every system around your actual water test results — not a one-size-fits-all package.
Iron & Sulfur Removal
Calvert and Anne Arundel County wells commonly test 3–15 ppm iron. We install air injection, birm, and greensand systems sized to your iron load.
Learn moreAcid Neutralizers
Low pH (5.8–6.5) is endemic to Southern Maryland. Acidic water corrodes pipes, destroys water heaters, and causes blue-green staining. We correct it at the source.
Learn moreWater Softeners
Hard water at 10–25 GPG destroys appliances and leaves scale on everything. We size softeners to your household and hardness level — not a generic 32,000-grain unit.
Learn moreUV Disinfection
UV systems eliminate bacteria, viruses, and coliform without chemicals. Required after any well work and recommended annually for wells in flood-prone areas.
Learn moreReverse Osmosis
Point-of-use RO systems remove nitrates, arsenic, PFAS, and other contaminants that whole-house filters miss. Ideal for drinking and cooking water.
Learn moreWater Quality Testing
We test for iron, pH, hardness, bacteria, nitrates, and more. Every treatment recommendation starts with a real water test — not assumptions.
Learn moreDrain Cleaning
Slow drains, recurring clogs, and backed-up floor drains. We clear the blockage and camera the line to confirm the cause — so it doesn't come back in two weeks.
Learn moreHydro Jetting
High-pressure water at 4,000 PSI scours pipe walls clean — grease, scale, roots, and debris. The only method that actually removes buildup instead of punching through it.
Learn moreSewer Camera Inspection
We camera every sewer line before recommending any repair. Pre-purchase inspections, root intrusion diagnosis, and post-repair verification — all with recorded footage.

We Don't Just Snake It.
We Diagnose It.
Most drain cleaning companies snake the line, collect the check, and leave. When the clog comes back in three weeks, they're happy to come back. We camera the line first — because a recurring clog is usually a symptom of something bigger: root intrusion, a pipe belly, grease buildup, or a failing sewer line.
Our hydro jetting equipment operates at 4,000 PSI — enough to scour pipe walls completely clean. For commercial kitchens, restaurants, and homes with chronic grease problems, hydro jetting is the only permanent solution.
Pre-Purchase Sewer Inspection
Buying a home? A sewer camera inspection before closing has saved our clients thousands in negotiated credits. Home inspectors don't camera sewer lines — we do.
Sewer Repair — Calvert & Anne Arundel County, MD
Sewer Line Repair & Replacement
Camera-First. No Guesswork.
Sewer line failures are among the most expensive plumbing problems a homeowner can face. Tree roots, pipe bellies, Orangeburg pipe, and collapsed lines are all common in Southern Maryland homes built before 1990. We camera every sewer line before recommending any excavation — because the right diagnosis saves thousands.
Our excavation crews are experienced with the clay soils and high water tables common in Calvert and Anne Arundel County. We handle full sewer line replacements, spot repairs, and trenchless options where the site allows. Every sewer repair includes a post-repair camera inspection to confirm the fix.
Root Intrusion
Tree roots are the #1 cause of sewer failures in Southern Maryland. We cut roots and assess whether the pipe can be repaired or must be replaced.
Pipe Bellies
A sagging sewer line collects solids and causes recurring backups. Camera inspection identifies the exact location and severity.
Orangeburg Pipe
Homes built before 1970 often have Orangeburg — a bituminous fiber pipe that deteriorates over time. We replace it completely.
Collapsed Lines
A fully collapsed sewer line requires excavation and replacement. We handle the full scope — permits, excavation, backfill, and restoration.
Well Pump Replacement — Southern Maryland
Well Pump Replacement
Sized Right. Installed Right.
When a well pump reaches end of life — typically 10–15 years — replacement is more cost-effective than continued repair. Deep Dive Plumbing Maryland replaces submersible and jet pumps across Calvert County and Anne Arundel County, stocking Goulds, Franklin Electric, and Grundfos pumps in the most common sizes for Southern Maryland well depths.
Proper sizing is critical. An undersized pump can't meet household demand; an oversized pump short-cycles and burns out prematurely. We calculate the correct pump size based on your well depth, static water level, flow rate, and household usage — not a generic recommendation. Every replacement includes a new drop pipe inspection, pressure tank check, and wiring evaluation.
We also address the water quality issues that shorten pump life — high iron, low pH, and sediment all accelerate pump wear. Installing a sediment pre-filter and acid neutralizer at the time of pump replacement protects your investment and extends the life of the new pump.
Signs It's Time to Replace Your Well Pump
Pump is 10+ years old
Most submersible pumps last 10–15 years. If yours is approaching that range and showing symptoms, replacement is more economical than repair.
Frequent repairs in the past 2 years
Recurring failures signal the pump is at end of life. Continued repairs cost more than a new installation.
Declining flow rate over time
Gradual pressure loss often means pump wear — the impellers are eroding and output is dropping.
High iron or sediment in water
Abrasive particles accelerate pump wear. If your water quality has degraded, your pump may be failing from the inside.
Financing Available
Well pump replacement is a significant investment. We offer financing options so you can restore your water supply without delay. Ask about 0% financing for qualified customers.
View financing optionsThe Best Water Filter for Your Well
Is the One Matched to Your Water Chemistry.
Generic filter systems fail in Southern Maryland because our well water is complex — high iron, low pH, sulfur, and hardness often occur together. We test your water first, then design a system that addresses your specific combination of problems in the correct treatment sequence.
Iron Filters
Air injection, birm, and greensand filters remove dissolved and particulate iron. We match the media to your iron level and flow rate — not a one-size-fits-all unit.
Acid Neutralizers
Calcite and corosex media raise pH to stop copper pipe corrosion and blue-green staining. Essential for the acidic well water common in Calvert and Anne Arundel County.
Sediment Filters
Whole-house sediment pre-filters protect downstream equipment — water heaters, softeners, and iron filters — from sand, silt, and particulate matter.
UV Disinfection
Ultraviolet light eliminates bacteria, viruses, and coliform without chemicals. Required after any well work and recommended for wells in flood-prone areas.
Reverse Osmosis
Point-of-use RO removes nitrates, arsenic, PFAS, and contaminants whole-house filters miss. Ideal for drinking and cooking water quality.
Whole-House Filtration
Multi-stage whole-house systems address iron, hardness, pH, sediment, and bacteria in the correct sequence. We design, install, and maintain the full system.
Not Sure What Filter You Need?
We come to you and test your water on-site — iron, pH, hardness, TDS, and bacteria. Results in minutes. Every treatment recommendation starts with a real water test.
Water Softener Installation — Calvert & Anne Arundel County
Water Softeners for Maryland Well Water
Sized to Your Household. Not a Guess.
Hard water is one of the most damaging and overlooked problems in Southern Maryland homes. At 10–25 grains per gallon — typical for Calvert and Anne Arundel County well water — scale builds up inside water heaters, clogs pipes, destroys appliances, and leaves white deposits on every fixture. Most homeowners don't realize how much hard water is costing them until they see the inside of a 5-year-old water heater.
Deep Dive Plumbing Maryland installs salt-based and salt-free water softeners sized to your actual household water usage and hardness level. We test your water first, calculate the correct grain capacity, and configure the regeneration cycle for your usage pattern — not a factory default. We install Clack, Fleck, and Pentair systems and provide ongoing salt delivery and maintenance.
A properly sized water softener extends the life of your water heater by 30–50%, reduces soap and detergent usage, eliminates scale on fixtures, and makes your water feel noticeably better. For homes with iron in addition to hardness, we configure the softener to handle both — or pair it with a dedicated iron filter when iron levels are high.
What Hard Water Does to Your Home
Water heater failure at 5–7 years
Should last 10–12 years — scale buildup on the heating element causes early failure
White scale on faucets & showerheads
Calcium deposits clog aerators and reduce flow over time
Soap scum & poor lathering
Hard water reacts with soap to form insoluble scum instead of lather
Dry skin and hair after showering
Calcium and magnesium ions strip moisture from skin and hair
Dishwasher spots & film on glasses
Mineral deposits left behind as water evaporates during drying
Financing Available
Water softener installation qualifies for our financing program. Ask about 0% options for qualified customers — protect your appliances and water heater without a large upfront cost.
When UV Disinfection Is Required
- After any well pump replacement or well work
- After a positive coliform bacteria test
- Wells in flood-prone or low-lying areas
- Homes with young children, elderly, or immunocompromised residents
- Wells near agricultural land or septic systems
- Annual recommendation for all private well owners
UV vs. Chlorination
UV disinfection is chemical-free — no chlorine taste, no byproducts, no handling of chemicals. It's effective against bacteria, viruses, and protozoa including Giardia and Cryptosporidium. For most residential well owners, UV is the preferred disinfection method.
UV Water Disinfection — Southern Maryland
UV Water Treatment
Chemical-Free Bacteria Elimination.
Ultraviolet disinfection is the most effective and safest method for eliminating bacteria, viruses, and coliform from private well water. A UV system exposes water to germicidal UV light as it passes through the treatment chamber — destroying the DNA of microorganisms so they can't reproduce. No chemicals. No taste. No byproducts.
In Southern Maryland, UV disinfection is strongly recommended for any home on a private well — and required after any well pump replacement, well rehabilitation, or positive bacteria test. Seasonal flooding, agricultural runoff, and aging well casings all create pathways for surface water contamination.
Deep Dive Plumbing Maryland installs Viqua and Trojan UV systems sized to your flow rate. UV must be installed after filtration — iron, sediment, and turbidity reduce UV effectiveness. We design the full treatment sequence to ensure your UV system performs as intended. Annual lamp replacement is included in our maintenance program.
Orange Water & Iron Staining in Maryland
We Find the Source. We Fix It Permanently.
Iron is the most common well water problem in Calvert County and Anne Arundel County. Even at 0.3 mg/L — the EPA aesthetic limit — iron stains sinks, tubs, toilets, and laundry orange. At higher levels it clogs pipes, destroys water heaters, and makes water taste metallic. The right treatment depends on the type and concentration of iron in your specific well.
Dissolved (Ferrous) Iron
Clear water that turns orange when exposed to air. Treated with oxidizing filters (air injection, birm, greensand) or water softeners with iron removal capability. Most common type in Southern Maryland.
Particulate (Ferric) Iron
Visible orange or red particles in water. Treated with sediment filtration followed by an iron filter. Often indicates a failing well casing or surface water intrusion.
Iron Bacteria
Reddish-brown slime in toilet tanks and fixtures. Requires shock chlorination of the well followed by a dedicated iron bacteria treatment system. Not removed by standard iron filters.
Why Generic Iron Filters Fail Here
Southern Maryland well water often contains iron, manganese, and low pH simultaneously. A filter sized for iron alone will fail quickly if pH is acidic — the media doesn't oxidize iron effectively below pH 6.8. We test for the full picture before recommending any system.
Sulfur Smell in Well Water — Southern Maryland
Rotten Egg Smell from Your Well Water?
We Diagnose the Source. Not Just the Smell.
Sulfur odor — the rotten egg smell — is one of the most common complaints from well owners in Huntingtown, Owings, and deeper Calvert County wells. It's caused by hydrogen sulfide gas, but the source varies: it can come from naturally occurring H₂S in the aquifer, sulfur-reducing bacteria in the well or water heater, or a corroding magnesium anode rod in your water heater reacting with softened water.
The treatment depends entirely on the source. Anode rod sulfur is fixed by replacing the rod with an aluminum/zinc anode. Sulfur bacteria requires shock chlorination of the well and a continuous disinfection system. Dissolved H₂S from the aquifer requires aeration or a dedicated sulfur filter. Installing the wrong treatment wastes money and doesn't solve the problem.
Deep Dive Plumbing Maryland tests for hydrogen sulfide, sulfur bacteria, and water heater anode condition before recommending any treatment. We identify the source in one visit and install the correct solution — not a generic sulfur filter that may not address your specific cause.
Three Sources of Sulfur Smell — Three Different Fixes
Anode Rod in Water Heater
Replace magnesium anode with aluminum/zinc anode. Smell only from hot water is the key diagnostic sign.
Sulfur Bacteria in Well
Shock chlorination of the well followed by continuous disinfection (chlorination or UV). Smell from both hot and cold water.
Dissolved H₂S from Aquifer
Aeration system or dedicated sulfur filter. Smell is consistent and present in all water — not just hot.
Don't Mask It — Treat It
Sulfur smell is not just unpleasant — sulfur bacteria can indicate other biological contamination in your well. We test for the full picture, including coliform bacteria, when diagnosing sulfur odor.
Sewer Camera Inspection
See What's Underground Before You Spend a Dollar.
A sewer camera inspection is the only way to know exactly what's happening inside your sewer line. Root intrusion, pipe bellies, collapsed sections, Orangeburg pipe, offset joints — none of these are visible from the surface. We send a high-definition push-rod camera through the line and show you the footage in real time.
Pre-Purchase Home Inspection
Home inspectors don't camera sewer lines. A pre-purchase sewer inspection has saved our clients thousands in negotiated credits or avoided purchases entirely. Schedule before closing.
Recurring Drain Backups
If your drain has been snaked twice and keeps backing up, there's an underlying cause. Camera inspection finds it — root intrusion, pipe belly, or partial collapse.
Sewer Backup Diagnosis
Sewage backing up into tubs, toilets, or floor drains is a main line emergency. We camera the line immediately to identify the cause before recommending any repair.
Post-Repair Verification
After any sewer repair or hydro jetting, we run a post-repair camera pass to confirm the fix. You see the result on screen — documented footage provided.
Odor Investigation
Sewer gas smell inside the home often indicates a cracked pipe, failed wax ring, or dry trap. Camera inspection locates the source precisely.
Older Home Assessment
Homes built before 1980 in Southern Maryland often have Orangeburg pipe, clay tile, or cast iron that's deteriorating. A camera inspection tells you what you're working with.
Hydro Jetting — Drain & Sewer Cleaning
Hydro Jetting
4,000 PSI. Pipe Walls Scoured Clean.
Snaking a drain punches a hole through a clog. Hydro jetting removes it entirely. Our hydro jetting equipment operates at up to 4,000 PSI — enough to cut through tree roots, scour grease from pipe walls, break up mineral scale, and flush debris completely out of the line. The result is a pipe that flows like new, not just a pipe with a hole through the blockage.
Hydro jetting is the preferred solution for commercial kitchens and restaurants with chronic grease buildup, homes with recurring drain clogs that keep coming back after snaking, and sewer lines with heavy root intrusion where cutting alone isn't sufficient. We camera the line before jetting to confirm the pipe can handle the pressure — we won't jet a pipe that's already compromised.
After hydro jetting, we run a post-cleaning camera pass to verify the line is clear and document the condition of the pipe walls. This footage is yours — useful for insurance claims, home sales, and future reference.
Snaking vs. Hydro Jetting
Snaking (Cable Auger)
Pros: Fast, inexpensive, good for simple clogs
Limitation: Punches through blockage — doesn't remove it. Grease, scale, and roots remain on pipe walls and rebuild quickly.
Hydro Jetting
Pros: Scours pipe walls completely clean. Removes grease, scale, roots, and debris entirely. Results last years, not weeks.
Limitation: Requires camera inspection first to confirm pipe integrity. Higher cost than snaking.
Camera Inspection Included
Every hydro jetting job includes a pre-jetting camera inspection to confirm pipe condition and a post-jetting verification pass. You see the before and after on screen.

Is Your Water Telling You Something?
Warning Signs You Shouldn't Ignore
Homeowners across Calvert and Anne Arundel County often live with well water problems they've accepted as normal — orange staining in Dunkirk, sulfur smell in Huntingtown, blue-green staining in Edgewater. These aren't quirks. They're signs your water needs attention.
- Orange, yellow, or brown staining on sinks, tubs, and laundry
- Hard water buildup on fixtures and glass
- Rotten egg or sulfur smell
- Metallic or unpleasant taste in drinking water
- Soap not lathering properly
- Reduced lifespan of appliances like water heaters
- Dry skin and hair after showering
- Clogged fixtures due to sediment buildup

Dunkirk · Prince Frederick · Annapolis · Edgewater · Waldorf · La Plata & more
We Know Your Water
Local Problems. Local Solutions.
Every county has its own water chemistry. We've tested thousands of wells across Southern Maryland — here's what we see most often, and where.
Dunkirk · Owings · Prince Frederick · Huntingtown · Chesapeake Beach
High Iron & Manganese
Orange/brown staining on sinks and laundry. Calvert County geology produces naturally high iron in well water.
Low pH / Acidic Water
Blue-green staining and pinhole leaks in copper pipes — common in Prince Frederick and Huntingtown.
Sulfur Odor
Rotten egg smell from hydrogen sulfide — common in deeper Calvert County wells.
Annapolis · Edgewater · Davidsonville · Lothian · Harwood · Shady Side
Acidic Water & Copper Corrosion
Edgewater and Davidsonville well water frequently tests low pH — causing blue-green staining and pipe corrosion.
Hard Water & Scale
Lothian and Harwood homeowners report scale buildup and early water heater failure from hard water.
Annapolis Area Plumbing
Mix of city water and private wells — we handle both, from full well service to drain cleaning and water heater replacement.
Lusby · Solomons · St. Leonard · Sunderland
Iron & Low pH
South Calvert well water commonly tests high in iron and low pH — a combination that stains fixtures and corrodes copper pipes simultaneously.
Deep Wells
Many homes in Lusby and Solomons have wells 200–350 feet deep. We stock pump sizes for deep-well applications and respond same day.
Seasonal Bacteria
Surface water infiltration after heavy rain can introduce coliform bacteria into wells that tested clean months earlier. Annual testing is essential.
Not sure what's in your water? We'll come to you and test it on the spot.

Tank or Tankless — We Install Both.
Right-Sized for Southern Maryland Water.
Hard water and iron destroy water heaters early in Calvert and Anne Arundel County. We address the water quality issue at the same time we replace the unit — so your new heater lasts as long as it should.
Traditional Tank Water Heaters
40–80 Gallon · Same-Day Available
Bradford White, Rheem, and AO Smith units stocked on our vans. We size correctly for your household and address the water quality issues that cause early failure — scale buildup, anode rod corrosion, and sediment accumulation.
- Repair or full replacement
- Expansion tank installation
- Mixing valve installation
- Anode rod inspection & replacement
- Annual flush & maintenance
Tankless Water Heaters
Navien · Rinnai · Noritz · Rheem
Endless hot water, 15–20 year lifespan, and 30–40% energy savings. Tankless units require proper sizing, correct gas line capacity, and a water softener to prevent scale buildup on the heat exchanger — we handle all of it.
- New installation & conversion
- Gas line sizing & upgrade
- Descaling & maintenance
- Recirculation pump installation
- Manufacturer warranty registration
Basement Flooding Is a Southern Maryland Reality.
We Keep It Dry.
High water tables, heavy rain events, and aging sump pits are a constant challenge in Calvert and Anne Arundel County. We install, repair, and replace sump pumps — and add battery backup systems so you're protected even when the power goes out during a storm.
Primary Sump Pump
Zoeller, Liberty, and Wayne pumps — properly sized for your pit and water table depth.
Battery Backup Pump
Protects your basement when power fails during the storms that cause flooding.
Combination Systems
Primary + backup in one unit — the most reliable flood protection available.
Crawl Space Drainage
French drain systems and crawl space sump pits for homes without basements.
Signs Your Sump Pump Needs Attention
- Pump runs constantly or cycles on and off rapidly
- Unusual grinding, rattling, or humming noise
- Pump is more than 7–10 years old
- Visible rust or corrosion on the unit
- Water in the pit but pump not activating
- No battery backup — power outages during storms
- Musty smell or moisture in basement or crawl space
Don't Wait for a Flood
Most sump pump failures happen during the exact storms that cause flooding — when the pump is working hardest. A battery backup system is the single best investment for basement protection in Southern Maryland.
