Low Yield Well Pump Replacement — Dunkirk, MD

The Problem

Homeowner called with no water pressure and a pump that was cycling on and off every few seconds. The well had been producing less than 1 GPM for months, and the previous company had replaced the pump twice without diagnosing the root cause.

The Diagnosis

We pulled the pump and found the well was producing less than 0.5 GPM — a classic low yield situation. The pump was being run dry, causing premature failure. The pressure tank was also waterlogged, contributing to the short-cycling.

The Solution

Installed a Goulds submersible pump with a Cycle Stop Valve (CSV) to regulate flow and protect the pump from dry running. Replaced the waterlogged pressure tank with a properly sized unit. Added a low-water cutoff switch as a backup protection layer.

The Outcome

Consistent water pressure throughout the home. Pump has been running reliably for over a year. Homeowner no longer loses water during peak usage times.

Well Pressure Tank Upgrade — Owings, MD

The Problem

Homeowner reported the pump running every time a faucet was opened, even briefly. Water pressure was inconsistent — strong at first, then dropping. Electric bill had increased noticeably over the past year.

The Diagnosis

Pressure tank inspection revealed a waterlogged tank — the bladder had failed and the tank was full of water with no air charge. The pump was short-cycling hundreds of times per day, dramatically shortening its lifespan.

The Solution

Replaced the failed 20-gallon pressure tank with a properly sized 44-gallon Amtrol WellMate tank. Recharged the system to the correct pre-charge pressure. Inspected the pump and wiring — both in good condition.

The Outcome

Pump now runs in long, efficient cycles. Consistent pressure throughout the home. Homeowner reported immediate reduction in pump noise and a lower electric bill the following month.

Water TreatmentChesapeake Beach, MD

Iron Filtration System — Chesapeake Beach, MD

The Problem

Orange staining on every fixture in the home. Laundry coming out with rust-colored streaks. The homeowner had a water softener installed two years prior that wasn't solving the problem.

The Diagnosis

Water test revealed 8 ppm ferrous iron and iron bacteria present. The existing softener was installed without a prior water test and was not designed to handle iron at this concentration. Iron bacteria was fouling the softener resin.

The Solution

Shock chlorinated the well to address iron bacteria. Installed an oxidizing iron filter (Katalox-Light media) ahead of the existing softener. Rebuilt the softener with fresh resin. Established a maintenance schedule.

The Outcome

Orange staining eliminated within two weeks of installation. Water test at 30 days showed iron below 0.1 ppm. Softener performing correctly with the iron filter protecting the resin.

Sewer Excavation & Repair — Prince Frederick, MD

The Problem

Homeowner had recurring sewer backups every 3–4 months. Previous company had snaked the line each time but the problem kept returning. Sewage smell in the basement after heavy rain.

The Diagnosis

Camera inspection revealed a collapsed section of cast iron pipe approximately 6 feet underground, 18 feet from the foundation. Root intrusion had accelerated the collapse. The previous snaking was clearing the roots temporarily but not addressing the structural failure.

The Solution

Excavated to the damaged section, removed 8 feet of collapsed cast iron, and replaced with new Schedule 40 PVC. Properly compacted the backfill in lifts to prevent settling. Camera inspection confirmed clean flow after repair.

The Outcome

No sewer backups in the 14 months since repair. Homeowner received our 5-year parts and labor warranty in writing. Basement sewage smell eliminated.

Sewer & DrainWaldorf, MD

Commercial Hydro Jetting — Waldorf, MD

The Problem

Restaurant owner called with multiple floor drains backing up during peak service hours. Grease trap had been pumped recently. Previous drain cleaning company had snaked the lines but the problem returned within weeks.

The Diagnosis

Camera inspection revealed heavy grease accumulation coating the pipe walls throughout the kitchen drain system — approximately 60% of the pipe diameter blocked in several sections. Snaking had punched through the grease but left the buildup on the walls.

The Solution

Hydro jetted the entire kitchen drain system at 4,000 PSI, completely removing grease buildup from pipe walls. Camera inspection after jetting confirmed clean pipe walls. Recommended quarterly maintenance schedule.

The Outcome

Drains flowing at full capacity. No backups during service since jetting. Restaurant owner enrolled in quarterly maintenance program to prevent recurrence.

Water HeatersAnnapolis, MD

Tankless Water Heater Installation — Annapolis, MD

The Problem

Family of five running out of hot water during morning routines. 40-gallon tank water heater was 12 years old and showing signs of failure — rust-colored water and a rumbling noise during heating cycles.

The Diagnosis

Inspection confirmed the tank was near end of life — significant sediment buildup and early corrosion. Water test also revealed high hardness (22 GPG) that had accelerated the tank's deterioration. A direct replacement would face the same shortened lifespan without addressing the water quality.

The Solution

Installed a Navien NPE-240A2 condensing tankless water heater with a dedicated gas line upgrade. Installed a whole-house water softener to address the hardness and protect the new unit. Properly vented the tankless unit with concentric PVC.

The Outcome

Unlimited hot water for the entire family. Homeowner reports no more morning conflicts over hot water. Water softener protecting the new unit — expected lifespan 20+ years with proper maintenance.

Sewer & DrainLa Plata, MD

Pre-Purchase Sewer Camera Inspection — La Plata, MD

The Problem

Buyers under contract on a 1962 home in La Plata. Home inspector had passed the plumbing. Buyers wanted a sewer camera inspection before closing.

The Diagnosis

Camera inspection revealed Orangeburg pipe (bituminous fiber) throughout the main sewer line — a material used in homes built before the 1970s that deteriorates over time and cannot be repaired. The line showed significant deformation and partial collapse in two sections.

The Solution

Provided a detailed written report with camera footage and still images documenting the Orangeburg pipe condition. Buyers used the report to negotiate a $9,500 credit at closing to cover full sewer line replacement.

The Outcome

Buyers closed on the home with the negotiated credit. We subsequently replaced the full sewer line after closing. The home inspector had missed a $10,000+ problem — the camera inspection paid for itself many times over.

Crawlspace Sump Pump Correction — Huntingtown, MD

The Problem

Homeowner discovered standing water in the crawlspace after heavy rain. A sump pump had been installed by a previous contractor but was not keeping up. Musty smell throughout the first floor.

The Diagnosis

Inspection revealed the sump pump was undersized for the water intrusion volume, the discharge line was too small (3/4" instead of 1.5"), and the check valve was missing — allowing water to flow back into the pit after each pump cycle. The pump was running constantly and overheating.

The Solution

Replaced the undersized pump with a properly rated 1/2 HP cast iron sump pump. Upgraded the discharge line to 1.5" PVC with a proper check valve. Extended the discharge line to daylight 15 feet from the foundation. Added a battery backup unit.

The Outcome

Crawlspace dry after the next three rain events. Musty smell eliminated after crawlspace dried out. Homeowner has peace of mind with the battery backup for power outages.

Water Softener Resin Cleanup — North Beach, MD

The Problem

Homeowner called with brown, gritty particles coming out of every faucet. Water softener was 8 years old. The particles were getting into the water heater and clogging aerators throughout the home.

The Diagnosis

Inspection confirmed the water softener resin had broken down — a common failure mode after 7–10 years, especially with high iron content. Resin beads were fragmenting and passing through the distributor tube into the water supply.

The Solution

Flushed the water heater to remove accumulated resin. Cleaned all aerators and showerheads. Replaced the softener resin and distributor tube. Installed a fine mesh sediment filter downstream of the softener as a safeguard.

The Outcome

No more particles in the water. Water heater flushed clean. Homeowner educated on resin lifespan and scheduled for annual service going forward.

Commercial Car Wash Lift Station Rescue — Southern Maryland

The Problem

A newly constructed local car wash had only been open for two days when the parking lot drains began overflowing. The county shut the business down because wastewater could not leave the property.

The Diagnosis

Traditional drain cleaning methods were unsuccessful. After clearing the line with hydro jetting, the lift station alarm immediately activated. Opening the lift station revealed that during construction a test ball had been installed in the sewer line for pressure testing and was never removed — the entire system had been blocked since construction was completed.

The Solution

Removed the forgotten test ball from the sewer line. Returned with a vacuum truck to completely clean the lift station, which had accumulated years' worth of construction debris trapped inside.

The Outcome

Business reopened after the county confirmed wastewater was flowing correctly. What started as an emergency drain call turned into identifying and correcting a hidden construction defect that had shut down an entire business.

Saving a Low Yield Well Before Total Failure — Calvert County, MD

The Problem

A homeowner was experiencing low water pressure and intermittent loss of water. The pump had been running dry after the water table dropped below the existing pump depth, and eventually failed.

The Diagnosis

The water table had dropped below the existing well pump. The pump had been running dry and failed as a result. Simply replacing the pump at the same depth would result in the same failure.

The Solution

Replaced the well pump, installed new wire, new drop pipe, and stainless steel fittings, and lowered the new pump deeper into the well to stay below the changing water table. Installed a large 4x20 sediment filter to protect the home's plumbing and water treatment equipment from sediment introduced by the deeper pump placement. Installed a Pump Saver that constantly monitors amp draw and automatically shuts the pump down if it detects dry well conditions, short cycling, high amps, low amps, or other faults.

The Outcome

Consistent water pressure restored. Pump Saver protection in place to prevent future dry-run failures. Homeowner protected against the same failure mode recurring.

Waterlogged Pressure Tank Causing Pump Damage — Southern Maryland

The Problem

A homeowner contacted us because their well pump seemed to run constantly. The pump was short-cycling — turning on and off rapidly — which is one of the leading causes of premature well pump failure.

The Diagnosis

Testing revealed a completely waterlogged pressure tank. The failed tank had almost no usable drawdown, causing the well pump to rapidly cycle on and off hundreds of times per day.

The Solution

Replaced the waterlogged pressure tank with a properly sized unit. Explained how increasing the available drawdown reduces pump starts and extends the life of the entire well system. Recommended a Pump Saver to provide additional protection against future system failures.

The Outcome

Pump now runs in long, efficient cycles. Short-cycling eliminated. Homeowner educated on pressure tank maintenance and protected against future failures with Pump Saver monitoring.

Solving a Complex Water Quality Problem — Calvert County, MD

The Problem

A homeowner was dealing with staining, poor water quality, and equipment that simply was not working correctly. Multiple treatment components had been installed over the years without a clear system design.

The Diagnosis

A complete water analysis revealed that the existing treatment system was overly complicated and contained equipment that was unnecessary for the actual water conditions. The wrong equipment in the wrong order was making the problem worse, not better.

The Solution

Designed a simplified treatment system that addressed the actual water quality issues while eliminating unnecessary equipment that increased maintenance costs and introduced failure points. System designed in the correct order of operation for the specific water chemistry.

The Outcome

Water quality problems resolved. Maintenance costs reduced by eliminating unnecessary equipment. Homeowner now has a system they understand and can maintain.

Restoring a Failed Crawl Space Sump System — Southern Maryland

The Problem

A homeowner experienced repeated flooding in their crawl space during heavy rain. A sump pump had been previously installed but failed prematurely due to poor installation — it had simply been placed in a hole in the dirt with no protection from mud and debris.

The Diagnosis

The original installation lacked a proper sump basin, filter fabric, or gravel protection. Mud and debris had entered the pump, causing premature failure. The system had no battery backup, leaving the home unprotected during power outages — which often coincide with the heaviest rain events.

The Solution

Excavated the area, installed a proper sump basin with filter fabric and gravel protection, installed a new properly rated sump pump, and added a battery backup system. Extended the discharge line to daylight well away from the foundation.

The Outcome

Crawlspace dry after subsequent rain events. Cleaner installation, improved reliability, and peace of mind during severe weather. Battery backup ensures protection even when power goes out.

Gas Line Leak Detection & Repair — Dunkirk, MD

The Problem

Homeowner smelled gas near the utility room. Gas company had been called and shut off service. They confirmed a leak but did not locate or repair it — that's the homeowner's responsibility.

The Diagnosis

Used electronic gas leak detector to trace the leak to a corroded fitting on the gas line serving the water heater — a threaded black iron fitting that had developed a pinhole leak over time.

The Solution

Replaced the corroded fitting and the adjacent section of black iron pipe with new materials. Pressure tested the entire gas line system to confirm no additional leaks. Coordinated with the gas company for service restoration.

The Outcome

Gas service restored same day. Full system pressure test confirmed no other leaks. Homeowner educated on gas line maintenance and warning signs.
