Water Heater Replacement — Dunkirk, MD

A Dunkirk homeowner called with a 16-year-old water heater that had started leaking from the bottom of the tank. We replaced it the same day with a properly sized unit and addressed the hard water and low pH that had accelerated the original tank's corrosion.

!

The Problem

A homeowner in Dunkirk called after finding a puddle of water under their water heater. The tank was 16 years old — well past its typical 10–12 year service life. The leak was coming from the bottom of the tank, indicating internal corrosion had breached the tank wall. The homeowner also mentioned the water had been slightly discolored (rust-colored) when they first ran hot water in the morning for the past several months — a sign the anode rod had been depleted and the tank had been corroding internally for some time.

Our Diagnosis

We confirmed the tank was leaking from a corroded seam at the base — not repairable. The 16-year-old 40-gallon natural gas unit had reached end of life. We also noted the home had no water treatment system. A water test showed pH of 6.3 (acidic) and hardness of 24 GPG — both conditions that accelerate water heater corrosion and scale buildup. The acidic water had depleted the anode rod years ahead of schedule, allowing the tank to corrode from the inside. Without addressing the water quality, a new water heater would face the same accelerated corrosion.

The Repair Process

  1. 1Confirmed tank failure — internal corrosion, leak at base seam, not repairable
  2. 2Shut off gas supply and cold water inlet, drained the tank
  3. 3Removed the 16-year-old 40-gallon unit
  4. 4Installed a new 50-gallon Bradford White natural gas water heater (upsized from 40-gallon for the 4-person household)
  5. 5Installed a new expansion tank — required by code on this closed plumbing system
  6. 6Replaced the pressure relief valve discharge pipe (original was improper plastic)
  7. 7Verified gas connections with leak detection solution — no leaks
  8. 8Set thermostat to 120°F and verified pilot and burner operation
  9. 9Discussed water quality findings with homeowner — recommended acid neutralizer and water softener to protect the new unit
  10. 10Flushed the new tank and verified hot water at all fixtures

The Outcome

New water heater installed and operational the same day. The homeowner opted to schedule a water treatment consultation to address the low pH and hardness — protecting the new water heater investment. We installed a magnesium anode rod (more effective than the stock aluminum rod in acidic water) as an interim measure until the water treatment system is installed. The homeowner now has a 50-gallon unit correctly sized for their household, replacing a 40-gallon unit that had been undersized for years.

Key Takeaway

Water quality directly affects water heater lifespan. Acidic water (pH below 7.0) depletes anode rods rapidly and corrodes tank walls. Hard water builds scale on the heating element and tank floor, reducing efficiency and accelerating failure. Addressing water quality at the time of water heater replacement protects the investment.

"We recently had Deep Dive Plumbing Maryland out to our home in Annapolis after we suddenly started noticing sewer flies throughout the house. They truly lived up to their name and performed a full "deep dive" diagnostic inspection instead of just treating the symptom. During their inspection they discovered our sewer pipe connected to the toilet had been leaking into the basement for quite some time. The team explained everything clearly, provided upfront pricing before starting any work, and even gave us a military discount which was greatly appreciated. They were professional, respectful, extremely knowledgeable, and took the time to make sure the repair was done correctly."
