Common Water Problems in Southern Maryland

Southern Maryland well water has specific characteristics driven by the local geology. Here's what we find most often — and what we do about it:

High Iron (Orange Water)

Symptoms: Orange staining on sinks, tubs, laundry; metallic taste

Common in: Calvert County (3–15 ppm typical)

Treatment: Air injection iron filter or greensand filter; sediment pre-filter

Low pH (Acidic Water)

Symptoms: Blue-green staining on copper fixtures; metallic taste; pipe corrosion

Common in: Anne Arundel County (pH 5.8–6.5 typical)

Treatment: Calcite acid neutralizer; must be installed before iron filter

Hard Water

Symptoms: Scale buildup on fixtures; soap scum; water heater efficiency loss

Common in: All counties (8–25 GPG typical)

Treatment: Water softener (installed after iron filter and acid neutralizer)

Sulfur Odor

Symptoms: Rotten egg smell from water; may be hot water only

Common in: Chesapeake Beach, North Beach, all areas

Treatment: Air injection filter, aeration, or anode rod replacement depending on source

Iron Bacteria

Symptoms: Orange/brown slime in toilet tank; musty odor; clogged filters

Common in: All counties — especially Calvert County

Treatment: Shock chlorination + UV disinfection or chlorine injection

Manganese (Black Staining)

Symptoms: Black or dark brown staining on fixtures and laundry

Common in: Calvert County (0.5–2 ppm common)

Treatment: Greensand filter or air injection filter with manganese removal capability

Nitrates

Symptoms: No taste/odor; detected only by testing; health concern for infants

Common in: Charles County, agricultural areas

Treatment: Reverse osmosis (under-sink); ion exchange for whole-house

Bacteria / Coliform

Symptoms: No taste/odor; detected only by testing; health concern

Common in: All counties — especially older wells

Treatment: UV disinfection or chlorine injection; shock chlorination of well

The Correct Treatment Sequence

Water treatment components must be installed in the correct order. The most common mistake we see is installing a water softener before an iron filter — the iron fouls the softener resin within months. Here's the correct sequence for Southern Maryland well water:

1

Sediment Pre-Filter

Removes sand, silt, and particulates that would clog downstream equipment. 5–20 micron cartridge filter. Replace every 3–6 months.

2

Acid Neutralizer (if pH < 7.0)

Raises pH to neutral before iron filtration. Acidic water reduces iron filter effectiveness and corrodes equipment. Required for most Anne Arundel County homes.

3

Iron / Manganese Filter

Removes dissolved and particulate iron and manganese. Air injection or greensand media. Sized for your iron concentration and flow rate.

4

Water Softener (if hardness > 7 GPG)

Removes calcium and magnesium hardness. Must be installed after iron filter — iron fouls softener resin. Sized for household water usage and hardness level.

5

UV Disinfection (if bacteria present)

Kills bacteria, viruses, and other microorganisms without chemicals. Installed after filtration so the water is clear before UV exposure.

6

Carbon Filter (optional)

Removes chlorine taste/odor, VOCs, and other organic compounds. Used when chlorine injection is part of the treatment system.

7

Reverse Osmosis (under-sink, optional)

Point-of-use treatment for drinking and cooking water. Removes nitrates, arsenic, PFAS, and dissolved solids. Installed at the kitchen sink after whole-house treatment.

The wrong sequence costs money: We regularly replace softener resin fouled by iron, and iron filters that were installed without acid neutralizers in low-pH water. Getting the sequence right the first time is why we test before we recommend.

Water Treatment by County

Calvert County (Dunkirk, Owings, Prince Frederick, Huntingtown, Chesapeake Beach)

Iron: 3–15 ppm | pH: 6.8–7.4 | Hardness: 8–18 GPG | Manganese: 0.5–2 ppm common

Most Calvert County homes need: sediment pre-filter → iron/manganese filter → water softener → UV (if bacteria present). Homes near the Bay may also need sulfur treatment. Iron levels in Dunkirk and Owings are among the highest we test in the region.

Anne Arundel County (Davidsonville, Edgewater, Lothian, Churchton, Pasadena)

Iron: 1–8 ppm | pH: 5.8–6.5 (acidic) | Hardness: 15–25 GPG

Anne Arundel County homes almost always need an acid neutralizer first. Acidic water must be corrected before iron filtration or softening. Typical system: sediment pre-filter → acid neutralizer → iron filter → water softener → UV. Skipping the acid neutralizer is the most common installation mistake we see.

Charles County (Waldorf, La Plata, White Plains)

Iron: 2–10 ppm | pH: 6.5–7.2 | Hardness: 12–22 GPG | Nitrates: elevated in some areas

Charles County water chemistry is similar to Calvert County. Many homes have aging or undersized iron filters. Nitrate testing is recommended for homes near agricultural areas. Typical system: sediment pre-filter → iron filter → water softener → UV.

Frequently Asked Questions

What water treatment do I need for Maryland well water?
It depends on your water test results. Maryland well water commonly has iron (3–15 ppm in Calvert County), low pH (5.8–6.5 in Anne Arundel County), hardness, and sometimes sulfur or iron bacteria. We test your water on-site and design a treatment system based on your actual results — not a generic package.
What is the correct order for water treatment components?
The correct order is: sediment pre-filter → acid neutralizer (if needed) → iron filter → water softener → UV system (if needed) → carbon filter (if needed). Installing components in the wrong order causes them to fail prematurely.
How much does water treatment cost in Maryland?
A basic iron filter starts around $1,500–$2,500 installed. A full system (iron filter + softener + acid neutralizer) typically runs $3,500–$6,000 installed. We test your water first and give you a written estimate before any work begins.
Do I need to test my water before installing a treatment system?
Yes — always. The wrong treatment system wastes money and may not solve your problem. Iron concentration, iron type, pH, hardness, manganese, and bacteria levels all affect which equipment is needed and in what order. We perform comprehensive on-site water testing before recommending any treatment.
How long does water treatment equipment last?
Iron filters and water softeners typically last 10–15 years with proper maintenance. Pressure tanks last 5–10 years. UV lamps need annual replacement. Sediment pre-filters need replacement every 3–6 months. We provide a maintenance schedule with every installation.

"We had a mystery leak in our bathroom and everyone who saw it was convinced it was coming from inside the wall. He came out, checked everything, and was super thorough instead of just guessing. Turns out it was actually a leak from the toilet tank that was dripping in a way that made it look like it was coming from the opposite wall. He was super patient with all of our questions and explained the fix. We really appreciated his professionalism and transparency. Having an older home, it can be stressful not knowing what kind of repair you're walking into. I highly recommend him if you want someone trustworthy and knowledgeable who genuinely just wants to help."

"Absolutely blown away by the service from Deep Dive Plumbing Maryland! We had ongoing issues with our well water for years — bad smell, staining, and constant problems with pressure — and nobody ever took the time to truly figure out the root cause. Terry and the team came out, performed a full water analysis, explained everything in detail, and designed a system specifically for our home instead of just trying to sell us random equipment. You can really tell they care about doing things the right way. The install was extremely clean and professional, they walked us through how everything works, and our water has never looked or tasted better. The difference is unbelievable."
