Short-Cycling from a Failed Pressure Tank

Short-cycling — the pump turning on and off every few seconds — is the leading cause of premature well pump failure in Southern Maryland. It is caused by a failed pressure tank bladder. When the bladder fails, the tank fills completely with water and loses its air cushion. The pump then turns on the moment any water is used, runs for a second or two, shuts off, and immediately turns on again. This cycle can happen hundreds of times per day. Well pump motors are not designed for this — they overheat and fail within weeks to months of short-cycling beginning. If your pump is short-cycling, the pressure tank needs to be replaced immediately.

Water Quality — Iron, Sediment, and Abrasive Particles

High iron content and abrasive sediment in the water accelerate pump wear significantly. The pump impellers (the rotating components that move water) are damaged by abrasive particles over time. Iron deposits can also accumulate on the pump and motor, causing overheating. Southern Maryland well water is naturally high in iron in many areas, making water quality a significant factor in pump longevity. Installing an iron filter and sediment filter protects the pump from abrasive wear.

Electrical Issues — Voltage Fluctuations and Undersized Wire

Well pump motors are sensitive to electrical problems. Voltage fluctuations — common during storms and power outages — can damage motor windings. Undersized wire from the electrical panel to the pump causes voltage drop, which makes the motor run hot and draw excessive current. Improper grounding creates additional electrical stress. Every well pump installation should include a properly sized wire run, correct breaker sizing, and a lightning arrestor on the pump circuit.

Running the Well Dry

If a pump draws water faster than the well can recharge, the pump runs dry — pumping air instead of water. Running dry even briefly can destroy the pump motor, which relies on the water flowing through it for cooling. This is most common during drought conditions, when the water table drops, or when an oversized pump is installed for the well's yield. A properly sized pump matched to the well's yield prevents this problem.

Age and Normal Wear

Submersible well pumps in good conditions last 10–15 years. After that, normal wear on the motor bearings and impellers leads to reduced performance and eventual failure. A pump that is 12+ years old and showing any symptoms — reduced pressure, unusual sounds, higher electricity bills — should be evaluated for proactive replacement before it fails completely and leaves you without water.

Incorrect Pump Sizing

An undersized pump that runs constantly to meet household demand will fail far sooner than a correctly sized pump. An oversized pump that draws faster than the well can recharge will run the well dry. Correct pump sizing requires calculating total dynamic head, well yield, and household peak demand — not just matching the horsepower of the old pump.

How to Extend Your Well Pump's Life

Replace the pressure tank proactively

Pressure tanks typically last 5–10 years. Replace the tank before the bladder fails to prevent short-cycling damage to the pump.

Install a sediment filter and iron filter

Protects the pump from abrasive particles and iron deposits. Extends pump life significantly in high-iron well water.

Install a pump protection relay

A pump protection relay shuts the pump off if it runs dry, preventing motor burnout from dry running.

Why Southern Maryland Wells Are Especially Vulnerable

The geology and water chemistry of Calvert and Anne Arundel County create specific failure patterns we see repeatedly. Here's what's different about well pump failure in this region:

Aquia & Patuxent Aquifer Iron Levels

The Aquia aquifer (primary source for much of Calvert County) and Patuxent aquifer produce water with naturally elevated iron — commonly 3–15 ppm, and sometimes higher. The EPA secondary standard for iron is 0.3 ppm. At 10x that level, iron deposits accumulate on pump impellers and motor components, reducing efficiency and accelerating wear. Pumps in high-iron wells in Dunkirk, Owings, and Prince Frederick typically show measurable performance degradation by year 7–8, compared to year 12–15 in low-iron water.

Low-Yield Wells in Calvert County

A significant percentage of Calvert County wells — particularly in older subdivisions in Dunkirk and Huntingtown — produce less than 1 GPM. These low-yield wells require specific pump sizing and often a Cycle Stop Valve or storage tank system to prevent the pump from running dry. A standard pump installed in a low-yield well will fail within 1–3 years from dry-run damage. We test well yield before every pump replacement.

Acidic Water in Anne Arundel County

Davidsonville, Edgewater, Lothian, and Churchton well water frequently tests pH 5.8–6.5 — significantly acidic. Acidic water corrodes the drop pipe, pump housing, and fittings. Lusby, Solomons, and St. Leonard have seen steady residential growth since the 1980s and 1990s. Many homes have original well systems 25–35 years old — pumps, pressure tanks, and electrical runs that have never been serviced. These systems are overdue for inspection and often show multiple failure modes simultaneously: a waterlogged tank, undersized wire, and a pump near end of life.
