Warning Signs to Watch For

  • No hot water or water that won't heat past lukewarm
  • Rusty or discolored hot water — orange or brown tint from the hot tap only
  • Rotten egg smell from hot water only — sulfur bacteria in the tank
  • Popping, rumbling, or banging sounds — sediment buildup on the tank floor
  • Water pooling around the base of the unit — tank wall failure
  • Pressure relief valve discharging water — thermal expansion or overheating
  • Water heater over 10 years old on Southern Maryland well water
  • Repeated element failures — water quality is destroying the unit

Water Heater Repair

Most water heater failures in Southern Maryland are component failures — not tank failures. We diagnose accurately and repair the right part the first time. Elements, thermostats, gas valves, anode rods, expansion tanks, and pressure relief valves are all same-day repairs in most cases. We carry the most common parts for Bradford White, Rheem, A.O. Smith, Rinnai, and Navien units on every service vehicle.

  • Electric element and thermostat replacement — most common failure on well water homes
  • Gas valve, thermocouple, and thermopile replacement
  • Anode rod inspection and replacement — extends tank life significantly
  • Pressure relief valve replacement — required when valve is discharging or leaking
  • Expansion tank installation for closed systems — Maryland code requirement
  • Dip tube replacement — causes cold water mixing in the tank

Water Heater Replacement

When repair isn't cost-effective, we replace with the right unit for your home — and address the water quality issues that caused early failure so the new heater lasts. We stock common residential tank sizes and can typically complete same-day replacement for most Calvert County and Anne Arundel County homes. We pull permits, install to code, and handle the full job from removal to final inspection.

  • 40-gallon and 50-gallon tank replacements — most common residential sizes stocked
  • Rinnai and Navien tankless installation — with upstream water treatment
  • Propane and natural gas conversions — including gas line sizing
  • Water treatment installed upstream of new unit — softener, iron filter, or acid neutralizer
  • Code-compliant installation with permit — expansion tank, T&P valve, drip leg
  • Old unit removed and disposed of — no extra charge

Tankless Water Heater Installation

Tankless water heaters deliver unlimited hot water on demand and last significantly longer than tank units — but only when installed correctly on treated water. In Southern Maryland, where well water commonly contains iron, hardness, and low pH, a tankless heater installed without upstream water treatment will fail within 2–4 years. We assess your water quality before recommending tankless, and install the treatment system alongside the unit.

  • Rinnai and Navien condensing tankless units — residential and whole-home sizing
  • Water quality assessment before installation — iron, hardness, and pH testing
  • Iron filter and water softener installed upstream when required
  • Proper venting and gas line sizing — tankless units require larger gas supply than tank heaters
  • 12-year heat exchanger warranty on qualifying Rinnai and Navien installations

Frequently Asked Questions

Repair or Replace? How We Decide

The right answer depends on the age of the unit, the nature of the failure, and your water quality. We give you an honest assessment — not a sales pitch for the most expensive option. In Southern Maryland, water quality is almost always a factor in why a water heater failed, and addressing it is part of every recommendation we make.

When Repair Makes Sense

Unit is under 8 years old

A young unit with a repairable failure — element, thermostat, anode rod, gas valve, or pressure relief valve — is worth repairing. Most components cost far less than a new unit, and the tank itself still has years of life remaining.

Failed heating element (electric)

Element replacement is a 1–2 hour repair. Elements fail from scale buildup on well water — we replace the element and recommend a water softener to prevent recurrence. If elements are failing repeatedly, replacement with water treatment is the better long-term answer.

Failed thermostat or gas valve

Thermostat and gas valve replacement restores full function on an otherwise sound unit. Cost-effective on units under 10 years old in good condition.

Pressure relief valve discharge

A T&P valve that is discharging is doing its job — but the cause must be addressed. Often the real problem is thermal expansion from a closed system with no expansion tank. We install the expansion tank and replace the valve.

When Replacement Makes Sense

Tank is leaking from the bottom

A leaking tank cannot be repaired. Internal corrosion has compromised the tank wall — this is a terminal failure. Replacement is required, and we address the water quality issue that caused the corrosion so the new unit lasts longer.

Unit is 10+ years old on well water

Water heaters over 10 years old on Southern Maryland well water have typically exhausted their anode rod and are corroding internally. Repair costs rarely make sense at this age — the money is better spent on a new unit with proper water treatment.

Repeated element failures on well water

If elements are failing every 1–2 years, the water quality is destroying the unit. We address the water quality issue — typically a water softener or iron filter — and install a new unit. Continuing to repair without treating the water is throwing money away.

Significant sediment buildup

A tank with heavy sediment accumulation has reduced capacity, reduced efficiency, and a shortened remaining lifespan. Flushing provides temporary relief but doesn't restore lost capacity. Replacement plus water treatment is the right answer.

Tank vs. Tankless — Which Is Right for Your Home?

Both have real advantages. The right choice depends on your household size, water quality, fuel source, and budget. In Southern Maryland, water quality is the deciding factor more often than anything else — a tankless heater on untreated well water is a costly mistake. Here is an honest comparison.

Storage Tank Water Heater

Most Southern Maryland homes, especially those on well water with iron or hardness above treatment thresholds

Pros

  • +Lower upfront cost — typically $800–$1,800 installed
  • +Simpler to repair — most components are inexpensive and widely available
  • +Works with untreated well water — tolerates iron and hardness better than tankless
  • +No minimum flow rate required — works with low-flow fixtures
  • +Familiar technology — straightforward diagnostics and repair

Cons

  • −Standby heat loss — heats water continuously even when not in use
  • −Limited hot water capacity — a family of five can exhaust a 50-gallon tank
  • −Larger footprint — requires dedicated floor space
  • −Shorter lifespan on untreated well water — 5–8 years vs. 10–15 on treated water

Well Water Note

Tank heaters on untreated well water accumulate sediment and scale rapidly. We recommend water softening and annual anode rod inspection for all well water homes with tank heaters. Without treatment, expect element failures every 2–4 years and tank failure by year 7–9.

Warranty: Most residential tank heaters carry a 6-year tank warranty. We install units with 9–12 year warranties when available.

Tankless (On-Demand) Water Heater

Homes with treated water, high hot water demand, propane as the fuel source, or homeowners planning to stay long-term

Pros

  • +Unlimited hot water on demand — no running out during back-to-back showers
  • +Higher energy efficiency — only heats water when you need it
  • +Longer lifespan on treated water — 15–20 years vs. 10–15 for tank
  • +Smaller footprint — wall-mounted, frees up floor space
  • +12-year heat exchanger warranty on qualifying Rinnai and Navien installations

Cons

  • −Higher upfront cost — typically $2,500–$4,500 installed with water treatment
  • −Requires treated water on well systems — iron and hardness destroy heat exchangers
  • −Minimum flow rate required — some low-flow fixtures won't trigger the burner
  • −Larger gas supply required — most homes need a gas line upgrade

Well Water Note

Tankless heaters are NOT recommended for untreated well water with iron above 0.3 mg/L or hardness above 120 mg/L. Scale and iron deposits destroy heat exchangers within 2–3 years — a $3,000+ mistake. Water treatment must be installed upstream of any tankless unit on a Southern Maryland well system.

Warranty: Rinnai and Navien units carry 12-year heat exchanger warranties when installed with proper water treatment and annual service.

How Southern Maryland Well Water Affects Your Water Heater

Most of Calvert County and large portions of Anne Arundel County are on private well water. That well water is hard on water heaters in ways that city water homeowners never experience. Understanding the specific water quality issues in your home is essential to choosing the right unit — and making it last. We test water quality on every water heater service call.

Iron in the water

Iron deposits on heating elements and inside tank walls, reducing efficiency and causing premature element failure. On tankless heaters, iron clogs the heat exchanger channels — often within 2–3 years on untreated water. Orange staining on fixtures is the visible sign; invisible damage to your water heater is happening at the same time.

Solution: Install an iron filter upstream of the water heater. For tankless heaters, iron must be below 0.3 mg/L. We test iron levels and size the filter to your well's specific iron concentration.

Hard water (calcium and magnesium)

Scale accumulates on heating elements and inside the tank, reducing efficiency and causing elements to burn out. A tank with 1/4 inch of scale uses significantly more energy to heat the same amount of water. Scale also insulates the tank bottom, causing the burner to overheat and shortening tank life. Calvert County well water commonly tests at 15–25 GPG hardness — well above the 7 GPG threshold where damage accelerates.

Solution: Install a water softener upstream of the water heater. Softened water dramatically extends element and tank life. We size softeners to your household's water usage and your well's specific hardness level.

Low pH (acidic water)

Acidic water corrodes the anode rod rapidly — sometimes depleting it in 2–3 years instead of 5–7. Once the anode is gone, the acidic water attacks the tank wall directly. Homes with pH below 6.5 often see tank failure in 5–7 years instead of 10–12. Blue-green staining on copper fixtures and fittings is the visible sign of acidic water attacking your plumbing system.

Solution: Install an acid neutralizer upstream of the water heater. Raises pH to 7.0–7.5, dramatically extending tank life and protecting all copper plumbing. We test pH on every water quality assessment.

Hydrogen sulfide (sulfur smell)

Sulfur reacts with the magnesium anode rod to produce hydrogen sulfide gas — the rotten egg smell that comes from the hot tap only. The smell is not a health hazard at typical residential concentrations, but it makes hot water unusable for drinking, cooking, and bathing. The reaction is accelerated by higher water temperatures.

Solution: Replace the magnesium anode rod with an aluminum/zinc anode — this eliminates the reaction inside the tank. For a permanent solution, install a whole-house UV disinfection or chlorination system to treat the sulfur bacteria at the source.

Third Water Heater in 12 Years — Finally Fixed the Root Cause

Situation

Homeowner had replaced their water heater twice in 12 years — both times due to element failure and tank corrosion. Water had a strong sulfur smell and left orange staining in fixtures and on laundry. They wanted to understand why heaters kept failing before spending money on a third replacement.

Water Test Results

Iron: 1.8 mg/L. Hardness: 18 GPG. pH: 6.3. Hydrogen sulfide: present. Manganese: 0.12 mg/L.

Solution

We tested the water first. Results showed the full picture: iron at 1.8 mg/L (6x the recommended limit for water heaters), hardness at 18 GPG (more than double the damage threshold), and pH at 6.3 (significantly acidic). Installed a whole-house treatment system: acid neutralizer (pH 6.3 → 7.2), air injection iron and sulfur filter, and water softener. Replaced the failed 50-gallon electric water heater with a new Bradford White unit. Replaced the magnesium anode rod with aluminum/zinc.

Outcome

No element failures in the 14 months since installation. Sulfur smell eliminated. Orange staining gone from fixtures and laundry. Homeowner estimates the water treatment system will pay for itself in avoided water heater replacements within 4 years — and they finally have water they're comfortable using.

Owings, MD

Tankless Heater Failed at 7 Years — Iron Destroyed the Heat Exchanger

Situation

Homeowner called at 8 AM — no hot water. Their 7-year-old Rinnai tankless unit had failed with an error code indicating heat exchanger damage. The unit had been installed by a different contractor without any water quality assessment or upstream treatment. Well water iron was 2.1 mg/L — seven times the maximum recommended level for tankless heaters.

Water Test Results

Iron: 2.1 mg/L. Hardness: 22 GPG. pH: 6.8.

Solution

Replaced with a new Rinnai RU199iN condensing tankless unit. Installed an iron filter and water softener upstream of the new unit before the new heater was commissioned. Verified iron below 0.1 mg/L and hardness below 50 mg/L at the heater inlet before startup.

Outcome

Hot water restored same day. New unit installed with 12-year heat exchanger warranty (requires annual service). Homeowner understood for the first time why their previous unit had failed so quickly — and what was different this time.

"Absolutely blown away by the service from Deep Dive Plumbing Maryland! We had ongoing issues with our well water for years — bad smell, staining, and constant problems with pressure — and nobody ever took the time to truly figure out the root cause. Terry and the team came out, performed a full water analysis, explained everything in detail, and designed a system specifically for our home instead of just trying to sell us random equipment. You can really tell they care about doing things the right way. The install was extremely clean and professional, they walked us through how everything works, and our water has never looked or tasted better. The difference is unbelievable."

"We recently had Deep Dive Plumbing Maryland out to our home in Annapolis after we suddenly started noticing sewer flies throughout the house. They truly lived up to their name and performed a full "deep dive" diagnostic inspection instead of just treating the symptom. During their inspection they discovered our sewer pipe connected to the toilet had been leaking into the basement for quite some time. The team explained everything clearly, provided upfront pricing before starting any work, and even gave us a military discount which was greatly appreciated. They were professional, respectful, extremely knowledgeable, and took the time to make sure the repair was done correctly."

"We had a mystery leak in our bathroom and everyone who saw it was convinced it was coming from inside the wall. He came out, checked everything, and was super thorough instead of just guessing. Turns out it was actually a leak from the toilet tank that was dripping in a way that made it look like it was coming from the opposite wall. He was super patient with all of our questions and explained the fix. We really appreciated his professionalism and transparency. Having an older home, it can be stressful not knowing what kind of repair you're walking into. I highly recommend him if you want someone trustworthy and knowledgeable who genuinely just wants to help."
