Should I Replace My Water Heater?

The repair vs. replace decision depends on age, repair cost, water quality, and what's actually wrong. Here's the honest guide — including the Maryland well water factors that most guides ignore.

The 50% Rule

The standard rule: if the repair cost exceeds 50% of the replacement cost, replace. If it's under 50% and the unit is under 8 years old, repair. This rule works well for most situations but doesn't account for age, water quality, or the likelihood of future repairs.

Replace If:

Water heater is over 10 years old
Tank is leaking (tank leaks cannot be repaired)
Repair cost exceeds 50% of replacement cost
Multiple repairs in the past 2 years
Significant rust or corrosion on the tank exterior
Sediment buildup causing popping or rumbling sounds
Unit is significantly less efficient than current models

Repair If:

Unit is under 8 years old
Single component failure (element, thermostat, anode rod)
Repair cost is less than 30% of replacement cost
Tank is in good condition with no corrosion

The Maryland Well Water Factor

Maryland well water is harder on water heaters than municipal water. High iron content accelerates sediment buildup on heating elements. Low pH (acidic water) corrodes the tank interior and depletes the anode rod faster. Hard water deposits scale on elements, reducing efficiency and shortening life.

A water heater that would last 12–15 years on municipal water may last only 7–10 years on untreated well water. If your water hasn't been treated, factor this into your repair vs. replace decision — and consider treating the water when you install the new unit.

Tank vs. Tankless: Is Now the Time to Switch?

If you're replacing a tank water heater, it's worth considering a tankless unit. Tankless water heaters provide endless hot water, last 20+ years, and are 20–30% more energy-efficient than tank units.
