Tankless Water Heater Pros & Cons for Maryland Homes
Tankless water heaters are genuinely excellent technology — but they're not right for every home. In Southern Maryland, there's a critical factor that most guides don't mention: well water quality. Here's an honest breakdown of the pros, the cons, and what you need to know before you decide.
How Tankless Water Heaters Work
A tankless (on-demand) water heater heats water directly as it flows through the unit — there's no storage tank. When you turn on a hot water tap, cold water flows through a heat exchanger (gas burner or electric element) and exits at the set temperature. When you turn off the tap, heating stops.
This is fundamentally different from a tank water heater, which maintains a reservoir of hot water at all times — heating it continuously whether you're using it or not.
The Pros
Endless hot water
A properly sized tankless unit never runs out of hot water. For large families or homes with high simultaneous demand, this is a significant advantage.
Energy efficiency
Tankless units are 24–34% more energy efficient than tank heaters for homes that use less than 41 gallons per day. No standby heat loss — you're not paying to keep 50 gallons hot around the clock.
Longer lifespan
On treated water, tankless units last 20+ years — roughly twice the lifespan of a tank water heater. Parts are generally replaceable, extending service life further.
Space savings
Tankless units are wall-mounted and roughly the size of a suitcase — a fraction of the footprint of a 50-gallon tank.
The Cons
Higher upfront cost
A tankless unit costs contact us for a free estimate for the equipment, plus contact us for a free estimate for installation (gas line upgrade, venting, electrical). Total installed cost is typically contact us for a free estimate — vs. contact us for a free estimate for a tank heater.
Cold water sandwich
When you turn on hot water briefly, then off, then on again quickly, you may get a burst of cold water before hot arrives. This is a known characteristic of tankless units, not a defect.
Gas line upgrade often required
Gas tankless units require a larger gas line than most tank heaters — typically 3/4" or 1" vs. 1/2". If your current gas line is undersized, you'll need a gas line upgrade as part of the installation.
The Well Water Factor (Critical for Southern Maryland)
Here's what most tankless water heater guides don't tell you: untreated well water will destroy a tankless heat exchanger in 3–5 years.
Southern Maryland well water is high in iron, hardness, and often low pH. In a tank water heater, scale and iron deposits accumulate in the tank — reducing efficiency but not immediately destroying the unit. In a tankless heat exchanger, the narrow passages scale up rapidly, causing overheating, pressure buildup, and premature failure.
We've replaced tankless units that were less than 4 years old because the homeowner didn't have proper water treatment. The manufacturer's warranty doesn't cover scale damage.
If you're on well water and want a tankless unit, you must have proper water treatment first:
- Iron filter (if iron is above 0.3 mg/L)
- Acid neutralizer (if pH is below 6.5)
- Water softener (if hardness is above 7 gpg)
With proper water treatment, a tankless unit is an excellent long-term investment for a Southern Maryland home. Without it, you're buying an expensive unit that will fail early.
Our Recommendation
We install both tank and tankless water heaters throughout Southern Maryland. Our recommendation depends on your specific situation:
- Tankless is a great choice if: You have proper water treatment (or are willing to install it), you want endless hot water, and you plan to stay in the home long enough to recoup the higher upfront cost.
- Tank is the better choice if: You have untreated well water and don't want to invest in treatment, you need a quick replacement, or you're on a tight budget.

"Absolutely blown away by the service from Deep Dive Plumbing Maryland! We had ongoing issues with our well water for years — bad smell, staining, and constant problems with pressure — and nobody ever took the time to truly figure out the root cause. Terry and the team came out, performed a full water analysis, explained everything in detail, and designed a system specifically for our home instead of just trying to sell us random equipment. You can really tell they care about doing things the right way. The install was extremely clean and professional, they walked us through how everything works, and our water has never looked or tasted better. The difference is unbelievable."

"We had our water heater leak and flood our basement. Deep Dive Plumbing Maryland came out Saturday morning and got us a new heater same day for a very reasonable price, and also replaced the shutoff valve that was old and wouldn't stop dripping."
